Catholic Charities takes over management of Epiphany Manor

Georgette Dell’Orfano has lived at Epiphany Manor for 17 years, having moved in after a tree damaged her mobile home. She describes the move as "a real blessing" and is optimistic about the new management by Resurrection Property Management, part of Catholic Charities of Central Florida. The organization took over in January with plans to manage all diocesan affordable housing properties to ensure safe housing and provide more services.

"This is a really good place to live. I’m grateful for it," said Dell’Orfano, who enjoys socializing with neighbors through activities like cards and dominoes.

Cindy Taylor, another resident, moved in 10 years ago seeking safety after a mugging left her disabled. She appreciates the security features like the call box and enjoys community events such as health talks. “There’s usually something always going on,” she noted.

Epiphany Manor encourages resident-led activities, including holiday decorations and chair exercises. Martha Coon helps distribute meals to shut-ins every Monday. She found affordable housing here after struggling with high rent elsewhere.

The concept for Epiphany Manor began in 1986 when Father Francis Smith proposed building apartments for those on fixed incomes in Volusia County. The facility opened in 1989 with studio and one-bedroom units.

Deacon Wilmar Rojas from Catholic Charities mentioned their goal to manage costs while maintaining quality conditions at Epiphany Manor. They are currently assessing needs for future improvements, hoping to start upgrades by 2026.

Catholic Charities now manages 669 apartment units across Central Florida, emphasizing their commitment to affordable housing. Deacon Gary Tester stated that this remains "the single greatest need" within the diocese.

Located near Epiphany Parish, residents often attend church services or receive communion onsite if unable to travel. A service coordinator is available to assist residents with various needs, fostering community connections and support.

Robin Mimna has served as the service coordinator at Epiphany Manor for nearly 18 years, helping residents navigate digital challenges among other tasks. “They’re good people and I enjoy making that experience easy for them,” she said.

Mimna expressed enthusiasm about Catholic Charities' renewed focus on affordable housing investments: “I am happy to work for a company that sees that need and wants to fill it.”
